The best time to buy real estate is in the summer, and guess what time of year it is? That’s right. Now is the time for you to start getting your house up and ready to sell. People everywhere are looking for great places to buy homes before the new year starts. When kids get out of school, parents realize that summer is the best time to move because it makes it a lot less stressful on the whole family. So, get your house ready and up to sell. Here are some ways to make a guaranteed summer sale on your home.

First of all, summer is awesome for selling because it’s when your house looks absolutely amazing. In the winter, things get really dirty and it’s impossible to keep the yard looking descent. People can’t really imagine how nice it will look in the summer. But if you keep your yard and front area really nice for the summer, then people are going to drive by and become very interested.

It’s also nice to hire yourself a real estate agent. In the summer, you tend to go on a lot of trips and you are probably going to be out of town a lot. When a big buyer rolls around and offers you an offer, but you are in Hawaii, how horrible is that going to be? They may want to see the house right now but you just can’t do it. This is why a real estate agent is so handy. They will do all of that for you.

There are many effective ways to increase the value of your home in a quick and inexpensive manner. Follow these tips for a few inexpensive things to do to help sell your house, and you are guaranteed to have buyers see your home in its best light.

Clean, Clean, Clean

The single easiest thing you can do to prepare your home for selling is to give it an extensive and thorough cleaning. Take this time to take everything out of your closet, scrub all the walls, and make sure the home looks and smells completely clean. Think of a spring cleaning taken to an even higher level because a clean home will show buyers that you have maintained and cared for the home they might want to buy. A dingy home will receive offers that are thousands of dollars less than the same home that is clean, so make sure that every inch of the house shines like its new.

Reduce the Clutter

After years of living in a home your closets and garage are probably full. One of the best ways to make your home look more spacious is to take all of that unneeded clutter and put it in a temporary storage unit. This won’t cost you much money, but it will completely change the feel of the home because it will appear more open and clean. Additionally, it is a great way to get started on the packing up process, so that you can move out of the home more quickly after it sells.

When searching the internet for real estate for sale, you will come across homes that are often labeled as FSBO. What does this mean? It means for sale by owner. For sale by owner real estate is increasing in frequency; it appears more properties are being sold without the assistance of a real estate agent. Why is this? Does it mean you can get a better deal? Yes and no. In all honesty, it depends on the property in question

When it comes to deciding if you should buy for sale by owner real estate, like a home or a plot of land, there are some important factors that you will want to take into consideration. Like what?

Why No Agent?: You can ask this question or not. In most cases, a real estate agent isn’t used for two reasons. First, the property owner wants to reap all profits and not have a percentage of the sale price go to a third-party realtor. Second, the property owner is in full-control of their sale; they can choose the buyer, decide when to have showings, and so forth.

Assessed Value: You can find the assessed value of a property whether it is being sold by the owner or a realtor. How do you do this? Most times it is as simple as moseying on down to your local government office. Unless the current owners did a whole lot of remodeling, repairing, and upgrading, the selling price should be in line or slightly below the last assessment figure.

Fair Market Value: In addition to comparing for sale by owner real estate prices with the last assessment, also compare it with other homes in the area. If the home is similar in style and size to other for sale homes in the area, how does the price compare? A few thousand dollar difference is common, but that different shouldn’t be $20,000 or more. Some property owners justify an increase in costs by saying they need to be paid for handling all the work (marketing, showing, and so forth) themselves. However, this honestly is not your problem.

Inspection?: As always, a home should be inspected by a professional before you make an official offer. A problem that some buyers are running into is the fact that they are getting the run around from for sale by owner real estate sellers. Why? Most likely, they have something to hide. Regardless of whether you are buying a for sale by owner property or a realtor sold home, a proper inspection is key. Run for the hills and fast if you are not given the option to have one performed.

FSBO = For Sale By Owner and when pronounced sounds like “FIZBO

This is what Realtors affectionately call homeowners who decide to sell their home without an agent. Mostly, homeowners sell without a Realtor in order to avoid paying a commission in order to save money.

Realtors take it personally when FSBO’s create some competition. Many times a Realtor will look at FSBO’s as a potential listing. If you’re  a FSBO know that you are both competition and an opportunity.

If you’re considering selling your home without a Realtor, make sure you know the odds before you begin this process. Yes, their is the potential to save money going on your own…just make sure you dive in feet first, okay?  That way you can really get going on this. The more you are prepared, the less time you waste.

Having your home on the market for too long can cause you to lose money. Be sure to watch these videos I made for you.  They’ll give you a good idea on what you need to do to get your home ready to be SOLD.  Notice I didn’t say ‘get your home ready for sale’ ??? Having a mindset to do what it takes to get your home SOLD will shift your focus & productivity. Remember, the more time it takes for you to accept an offer from a buyer; the more money you could lose!

Having said that, to say this, according to the National Association of Realtors Guide for Buyers & Sellerse are the odds on selling your home yourself:

“For Sale By Owner (FSBO) Statistics

FSBOs accounted for 13% of home sales in 2008. The typical FSBO home sold for $153,000 compared to $211,000 for agent-assisted home sales.

FSBO Methods Used to Market Home:

  • Listing on Internet/FSBO website: 45%
  • Yard sign . . . 42%
  • Friends/neighbors . . . 33%
  • Newspaper ad . . . 22%
  • Open house . . . 18%

Most Difficult Tasks for FSBO Sellers:

  • Selling within the planned length of time: 13%
  • Getting the right price: 12%
  • Preparing/fixing up home for sale: 11%
  • Understanding and performing paperwork: 10%
  • Having enough time to devote to all aspects of the sale: 8%  “

Notice the “Most Difficult Tasks” portion? The most difficult task for sellers was selling within the planned length of time! Take the time on the front end to ensure you meet your goal of getting your home SOLD.
